 Understand the Severity First

Not all problems are deal-breakers. Inspections often reveal a mix of minor fixes and major concerns.

  • Minor issues: chipped paint, loose fixtures, small leaks

  • Moderate issues: aging roof, outdated electrical, HVAC wear

  • Major issues: foundation cracks, structural damage, mold, termite infestation

Focus your energy on safety, structural integrity, and expensive repairs.


🧾 Review the Inspection Report Carefully

Don’t panic-skim. Go through the report line by line and:

  • Highlight urgent or costly repairs

  • Ask your inspector for clarification (many will explain severity)

  • Get estimates from contractors if needed

This gives you real numbers, not guesswork.


🤝 Negotiate With the Seller

You typically have several options:

  • Request repairs before closing

  • Ask for a price reduction

  • Request seller credits to fix issues yourself

  • Combination of the above

Tip: Sellers are more likely to agree to reasonable, documented requests, not a full “fix everything” list.


🛠️ Decide What You Can Handle

Some issues are manageable depending on your budget and tolerance.

Ask yourself:

  • Can I afford the repairs after purchase?

  • Do I have time to deal with renovations?

  • Is this home still worth it after the added cost?

A fixer-upper can be a great deal, but only if you go in prepared.

If the inspection reveals serious red flags like:

  • Structural instability

  • Major foundation problems

  • Extensive water damage or mold

  • Unsafe electrical or plumbing systems

…and the seller refuses to address them, it may be best to walk away.

That’s exactly why inspection contingencies exist, to protect you.


📄 Use Your Inspection Contingency

Most contracts include a window (often 5–10 days) where you can:

  • Negotiate repairs

  • Renegotiate price

  • Cancel the contract without penalty

Make sure you act within the deadline.


💡 Pro Tip

Don’t expect a perfect home. Even new homes have issues. The goal is not perfection, it’s making sure there are no surprises you can’t afford or handle.
